Once design development is complete and bid documents are read for distribution, RKL Construction Consultants will manage the bidding phase by organizing and conducting a pre-bid conference with the chosen list of contractors, liaise as needed between the bidders and the design team concerning requests for information and issuance of addenda, and receive and review submitted bids with the design and owners teams to achieve award. RKL Construction Consultants will then develop with the successful bidder the required contract documents for owner signature. Upon contract signing, RKL Construction Consultants will organize and conduct a “Pre-Construction Conference” to establish project protocol, lineout project requirements, review Regulatory Requirements, and review project schedule. Throughout the duration of the project, RKL Construction Consultants will attend weekly project meetings, review all Change Requests, review monthly Applications for payment, monitor project progress, monitor budget and schedule compliance, and monitor regulatory relations and compliance.
If project financing is involved, RKL Construction Consultants will liaise with the financing organization on required submissions for monthly Draws and work with their staff on all required paperwork for the financing package.
At project completion, RKL Construction Consultants will manage the project closeout process from conducting the punchlist walkthrough to compiling and submitting the “Closeout Report.”
