For any business to be successful and to continue to grow it must have sound planning and the same is true with construction projects; the key element in the success of any project is proper planning. Unfortunately, many times Owners or Facilities Managers find themselves very frustrated with their construction projects due to schedule delays and cost overruns as a result of excessive change orders. In most cases these frustrations can be minimized or eliminated altogether by better focusing during the planning phase of projects.
In this phase of a project, RKL Construction Consultants assists the owner by developing the needed team of design professionals. This is accomplished through: establishing a short list of design professionals that are well suited for this type project, developing the “Request for Proposals,” organizing and conducting interviews with the Owner or Facilities Manager, then recommending award based on the results of the Request for Proposals and the interviews. Once award has been made, RKL Construction Consultants will then develop the needed contract documents and notify the interested parties of award on behalf of the owner.
Once the team has been established, RKL Construction Consultants will then: develop a realistic outline project schedule, organize and conduct owner/team meetings, manage the team in project program and scope development, and then work with the team to develop a realistic total project budget.
Another critical aspect of any construction project is the type of “Construction Contract”; for example: Design/Bid, Design/Build, Design/Construction Management, or a hybrid called Systems Design/Build. Each type of contract program has a place, but each type does not fit every project. During this phase RKL Construction Consultants works with the owner to determine the form of Construction Contract Program that best fits the project and thereby best suits the owner’s needs.
